Booking Conditions

  • All bookings must be made by an adult over the age of 18 who is a part of the holiday group.
  • When booking you are agreeing to abide by our site rules.
  • The person who has made the booking is responsible for all other party members.  Our site rules must be adhered to at all times and should anyone in your group not adhere to the rules then the entire group will be asked to leave. No refund of deposits or holiday booking fees will be refunded under these circumstances.
  • This site is a quiet family site. Should you be booking 1 or more pitches with multiple adults please ensure every member of the party respects the site rules at all times.  Should anyone in your group not adhere to the rules then the entire group will be asked to leave. No refund of deposits or holiday booking fees will be refunded under these circumstances.
  • To ensure you have a guaranteed pitch please book online or via the contact numbers provided.
  • We accept telephone bookings between the hours of 7.30am and 9pm.
  • If during busy periods we do not answer the phone we will endeavour to return your call as soon as possible, however your preferred date and/or pitch may then have been booked by another party.
  • A non-refundable £50 per week deposit will be required at the time of booking if booked more than 4 weeks in advance of your selected holiday start date
  • Full balances will be required 4 weeks prior to your holiday start date. An email will be sent to you  requesting payment. 
  • If you do not pay the full balance 4 weeks prior to your holiday start date then we reserve the right to cancel your booking.  Deposits paid will not be refunded.
  • Bookings made with less than 4 weeks to your required start date will need to be paid for in full.
  • If you do not have a booking and are in our area and looking for somewhere to stay please either ring or visit reception for availability details. Should you stay with us without pre-booking full payment will be required at the time of booking.
  • We recommend you obtain your own holiday cancellation insurance. Should you cancel your holiday for any reason and choose not to re-book with us we cannot refund your deposit.
  • Depending upon the circumstances of cancellation we may allow you to re-book your holiday without further costs to you.  This will only be considered if you cancel at least 4 weeks prior to your holiday start date. Your deposit may also be transferable subject to circumstances. This will incur a £15 administration fee. If you cancel with at least 4 weeks prior to your holiday start date but do not wish to re-book your holiday your deposit will be deemed as non-refundable and your balance will be refunded only.
  • Depending upon the circumstances of cancellation if you cancel with less than 4 weeks prior to your holiday start date we may allow you to re-book your holiday by transferring your balance paid.  Your deposit may also be transferable subject to circumstances. This will incur a £15 administration fee. If you cancel with less than 4 weeks prior to your holiday start date but do not wish to re-book your holiday your balance paid and deposit will be deemed as non-refundable.
  • Should you need to cancel your holiday and wish to re-arrange we will require proof of the circumstances under which this was deemed necessary. If we feel the reason for cancelling was not absolutely necessary or legitimate we will not allow you to re-book your holiday and your balance and deposit will not be refunded. Our decision will be final and non-negotiable.
  • If you have made your booking through a third party, i.e. pitchup.com or ukcampsites.co.uk etc, we cannot refund 15% of any money paid when cancelling a booking.  This is due to the fact that that is their booking fee taken from the cost of your holiday.
  • Should Tree Tops need to cancel your holiday for any reason you will be notified by email and your deposit and all payments will be refunded.  This does not apply if we have to cancel your holiday when your full payment is not received 4 weeks prior to your holiday start date.
  • Confirmation of your booking will be sent to you by email. Please check your booking details are correct and inform us of any amendments needed. We cannot accept any responsibility for any errors incurred when booking. We can amend your booking date within 7 days of the booking being made unless your holiday start date is less than 4 weeks away.
  • When booking your holiday you may be able to select which pitch you would prefer. Please ring us if you have a preferred pitch and we will endeavour to book you onto that pitch, however we cannot guarantee that that will be the pitch you will be allocated when you arrive. We reserve the right to amend any pre-allocated pitch bookings if it is necessary to do so and without prior notice.
  • When booking you will be required to provide us with the number of guests in each party and which age group is applicable to them. Should you require an alternative occupancy ratio as specified on the booking system please do ring us as we may be able to accommodate your needs. 
  • If, on your arrival you have exceeded the number of guests booked onto your pitch, then you will be requested to pay for any additional guests or asked to leave should you not pay. Your deposit and cost of your holiday would not be refunded.
  • Should you wish to leave prior to the end of your booked holiday please inform us so we can re-let your pitch.  No refund or partial refund will be given to anyone leaving before the end of their booked holiday.
  • 1 caravan plus 1 car or 1 motorhome is permitted per pitch.
  • When booking a small pitch please ensure your caravan or motorhome will fit on the pitch. Should you wish to book a small pitch and have an awning or porch awning please check that that pitch can accept your add on.
  • When booking please ensure your caravan or motorhome plus any awnings or porches fit onto the pitch you are booking.
  • Your caravan or motorhome plus an attaching awning or tent awning must be pitched between the 2 white markers on the back of the pitch. This is to meet the national Health & Safety & Fire Safety regulations. If your unit and any attachments do not fit between the 2 white posts then you may be asked to either re-pitch, remove an item or asked to move to a larger pitch if one is available. Should you be asked to move to a larger pitch then you will need to pay the difference in pitch costs.
  • We reserve the right to re-let your pitch if you have not arrived by 9am on the day after your holiday start date. If you have not notified us that you are delayed and we re-let your pitch the cost of your holiday and deposit will not be refunded.  If you are delayed but still wish to holiday with us then please contact us as soon as possible to prevent your pitch from being re-let.
  • Only well behaved dogs can be accepted on the site and we reserve the right to ask you to leave should your dog be a nuisance to other site users.  We cannot accept dogs listed under the Dangerous Dogs Act, these include Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Brasileiro or crosses of the same.  Should we ask you to leave for any reason concerning your dog or dogs then a refund of holiday costs will not be given.
  • Any holiday bookings are non-transferable to any other person or group.
  • If you are a part of a large booking from a group or organisation holding a rally or event our booking conditions and site rules apply to each individual member of the party. 
  • When booking you are agreeing to respect our property and land. All breakages must be paid for.  Should any breakages thought to have been made intentionally by a person then that person or the entire group may be asked to leave. No refunds of holiday costs will be given under these circumstances.
  • Should you have any complaints please do so whilst still on the site. We will always do our best to resolve any issues but cannot do this once you have left the site.
  • We reserve the right to ask any individual person or group of people to leave the site should we deem them to be a nuisance, unsafe or a danger to other site users. No refunds of holiday costs will be given under these circumstances.
  • We cannot guarantee the weather and if you choose to cancel your stay or reduce your stay with us then we will not offer an alternative booking date or a refund of holiday costs.
  • Should you wish to extend your stay with us please visit reception or contact us and we will happily accommodate you if we can.
  • The prices quoted on our website are per pitch per night. We may choose to increase our pitch prices at any time but will always honour any existing bookings at the price quoted at the time of booking.
  • All prices are inclusive of VAT.
